The important thing to keep in mind is that the property won’t sell if it is priced above comparable homes in your neighborhood. “I strongly believe there’s no such thing as a house that won’t sell”, comments Julia Foster. “If it isn’t selling it’s too expensive.”

4. Bad Location
Houses at bad locations are hard to sell and will sell at substantial lower price than the similar one in the good locations. It is considered as bad location if one of following factors is associated with the home. Those factors are high crime areas, bad schools, busy roads, poorly maintained neighboring homes, lack of public transportation, poor shopping, power lines and poor parks.

5. Empty house
Realtors know that an empty house is extremely hard to sell. Home staging is critical if a homeowner want a fast sell in this weak market. This is a great list. I am using it with my newest agents and helping them understand how these points impact the sell. Staging is critical these days and my staging company understands this very well. We have far greater success when we can stage the house just right for the clients.

Excellent thoughts! Really a great look at stepping back and viewing things from an objective standpoint. These are practical ways to assess what’s needed. I really appreciate the sources you quoted too.

I agree that the economy might make it harder to sell, and I think that means, that sellers have to work even harder and look at things more closely.

These are all soo true! Even when you know these things, it is hard to see them in your own home. We all, real estate agents included, tend to turn a blind eye to these things when it is our home. We have just become accustom to those things.

I agree that staging is a good practice to help sell a home, but no matter what you do right, selling a home in todays market is going to be tough. I am watching to see what kind of creative ideas come from this tough time.

The things which you mentioned above are very true. It has become really very difficult to sell your house now-a-days. As the economy is in recession period, how much you lower your selling price of your house, there are no buyers to buy it. You have to follow certain techniques for home staging even to make your home look attractive to the buyers. Even if the price of your home rises due to home staging still you need to consider the cost of it since you can’t charge more for staging.
