Using Virtual Tours To Sell More Homes

The worst time spent for a real estate agent is spending time with “looky loos”, those people who just want to go around and “see” houses even if they have no intention of buying.

Many agents are using virtual tours to display their listings, so potential clients can see what they have to offer even before stepping inside their office.

RIS Media just had an article about virtual tours and how agents are using them to increase their time productivity and bring in more qualified clients.

If potential clients have already spent time on your website, viewing the virtual tours of the homes you have listed, they will be more qualified and interesting when you actually show them the house. They will already know the houses that they want to see, leaving you to close more on the house than “selling” the house.

I agree!
It’s also good for the buyer. We don’t want to spend time going around and getting nothing, its very frustrating.

My brother in law use this technology to display his flower arrangement sample, so he save money for this flowers <<very expensive. His flowers are still fresh in his virtual tour.

this one’s a great suggestion on sifting your clients. It’s better when you have the clients who have sifted their choices, too.

This is a real good idea. I am currently in the market to buy a new home. It would be nice to deal with a agent that offers this kind of service.

This is one of the new innovative things that is going to help out our industry. I don’t know about you guys, but this bad economy has been killing me.

Virtual tours are a must. I plan on doing video walkthrough tours.

For a virtual tour or video tour to be EFFECTIVE, make sure you’re offering ADDITIONAL information.

So many (the majority actually) of realtors are using these slideshow programs as a virtual tour. They take the exact same (usually bad) photos from the MLS and insert them into these inexpensive programs and now…. we’re zooming in and out and in and out of the EXACT same photos that we JUST saw on the MLS!

This offers NOTHING additional to the buyer, other than an annoyance of downloading something that is just plain redundant.

Be sure to put in new angles, architectural details, neighborhood photos…. something to ADD to the buyers experience in viewing the home. Otherwise… what’s the point? It’s just an insult to the viewer to take the time to download the same thing they just saw….
