As a real estate agent, coming up with new and innovative real estate postcard ideas that make you stand out from your competition can be tedious. Copying other agents in your area and doing simple recipe or seasonal post cards will make you look like all the others. You need fresh ideas that provide real value to homeowners in your area. Here is a list of the real estate farming postcards we have had the most success with:
Home Fix It Tips:
Is the neighborhood you’re sending real estate farming postcards to having specific issues with appliances or utilities? Maybe the builder installed an item wrong in all of the homes in the neighborhood. A simple instructions postcard explaining how to check for a fix common problems can be memorable to your client and help them remember you as the area expert.
Local Area Statistics:
Many agents print postcards with city wide statistics, but if you really want homeowners to consider you as an expert in their neighborhood, you need to spend a little time researching their area. Homeowners would rather see a list of three homes that sold in their neighborhood than statistics on 1,000 homes that sold in their city.
With the printing prices of real estate postcards coming down in recent years, it makes it more affordable for agents to print small batches of postcards that are highly customized.
Recall Notices and Advice:
Did the builder install a furnace, hot water heater, washer, etc that has had problems in multiple homes? Was there a recall notice issued you can help the homeowners with? If so, this can present a wonderful opportunity for a great series of real estate farming postcards. Send one out explaining the problem. A few weeks later send out a second with an update and any resolution presented by the builder. Obviously your situation will dictate your actions, but sending out these types of real estate postcards can make you the go-to expert in the neighborhood.
Neighborhood Garage Sale:
If you really want to be noticed by a neighborhood, help them out. In the spring time organize a neighborhood garage sale and send out postcards both a month ahead of the date and again a week before the garage sale as a reminder. These types of real estate farming postcards can really get you noticed and instantly catapult you to the expert in that area.
Want to go a step farther, in your mailing campaign offer to let the homeowners borrow your open house signs and directional arrows the day of the garage sale to help lead the way to their home. They’ll be appreciative and your name will be all over the neighborhood!
Don’t Spend a Fortune on Your Real Estate Farming Postcards
While your direct mail campaign is vital in your real estate business, there are ways to cut down on the costs:
* Use coupons and online discounts for your postcard printing and postage
* Hand deliver postcards whenever possible. Cutting down on postage costs can make a HUGE difference in your bottom line.
* If you must mail, use standard or bulk rate mail. This can save you as much as twenty five cents a piece. That adds up fast!

I agree. I think there should be fresh new ways of staying in contact with your clients. These are some pretty nifty tips. The last one is really clever, I never thought of that. What about sending them monthly homes sales in the area? A little quick CMA so to speak to give them an idea of what the market is like in their area.
