Obviously there are lazy agents out there in the world, just like any other profession. But the real value of a listing agent when you're selling is their market knowledge, and pricing strategy. The real estate classes to get licensed teach you the legal ins-and-outs, but they do not really teach you how to sell a house. I know because I just took them a couple years ago and still knew very little when it came to being an agent. I’m a little disappointed with “all the agent does for you” part of questions #1.
