<p>AUSTIN – TX. eCommission Financial Services Inc. (eCommission), the nation&#8217;s leading provider of commission advance services to real estate sales professionals, announced the launch of Commercial Real Estate Commission Advance.  Under the program, Sales Representatives and Brokers can receive commission advances on pending commercial transactions as well as closed commercial lease agreements. Funds are wired to the client’s bank account within 24 hours from approval and the cost to advance is added to the repayment amount due upon a successful settlement.  </p>
<p>Sean Whaling, eCommission Founder, explains the new program. “We have advanced commissions on pending residential sales for years and continue to do so. But commercial agents and brokers also find themselves waiting weeks, often months, to receive commission payouts on pending transactions. 			<content:encoded><![CDATA[<p></p><p>What is SEO and how does it work? It&#8217;s funny because there is a real misunderstanding as to what internet marketing really is. Some tend to think that SEO and internet marketing are one in the same, but that&#8217;s not totally accurate. Maybe you&#8217;re one of the many agents that assumes the company hosting your website is taking care of all that stuff. Again&#8230;not true! More often than not, those same Realtors can count out on one hand (sometimes 1/2 a hand) how many leads they have actually received through their website.</p>
<p>You see, SEO is actually the mechanics behind a solid web-based marketing plan. In other words, it&#8217;s the &#8220;how to&#8221; part of getting your content ranked and found on the web. Internet marketing is the part you&#8217;re probably familiar with&#8230;the presentation etc.</p>
<p>Okay, now I&#8217;m going to break apart the two sides of this monster to help you understand how a correctly executed internet marketing plan works and how it can provide the solutions you&#8217;re looking for in your real estate business, or any other business you may be involved in.<br />
<span id="more-1071"></span><br />
<strong>There are also two sides of Search Engine Optimization:</strong></p>
<ul>
<li>On Page Optimization. Understanding keywords, keyword density, content, etc.</li>
<li>Off Page Optimization. Links, link relevancy, popularity, etc.</li>
</ul>
<p><strong>The purpose of SEO is to get found.</strong> Would it surprise you if I told you that there are literally thousands of searches going on every day? I wonder how many of them are looking for someone like you who could provide the best answer to their real estate problem&#8230;buying or selling property, relocating, etc. There are some pretty easy and free ways to find out.</p>
<p><strong>What is Online Marketing?</strong></p>
<p>To put it plainly, advertising on the internet is the touchy-feely side of what you are trying to accomplish. Think about it like this; what was the last off-line advertising or prospecting campaign you tried. What was your purpose?</p>
<ul>
<li>What was your reason for the mail, call, door knock, etc., and what was your call to action?</li>
</ul>
<p>The fundamental difference between print, mailer, and other offline neighborhood canvassing and internet marketing is one thing; instead of being the hunter, you become the hunted. Through keyword and keyword phrase research, we know exactly what the prospects are looking for before we engage our marketing plan. You see why an internet marketing plan is so beneficial?</p>
<p><strong>Optimizing isn&#8217;t enough.</strong> Someone may be very good at search engine optimization but stink at marketing. What do I mean? Anyone can learn the techniques and strategies to rank themselves online, but without a good presentation, information, a good answer, and an effective call to action, your optimization efforts can be meaningless. For example, if you&#8217;re a &#8220;bozo,&#8221; (and I&#8217;m sure you&#8217;re not) people will most likely click off your page as quickly as they clicked on.</p>
<p>It&#8217;s like a math equation:</p>
<ul>
<li>Good Rankings + Bad Presentation = Failed Marketing Attempt</li>
<li>Good Rankings + Good Presentation= Successful Marketing Attempt</li>
</ul>
<p>Once ranked, presentation is the key. Your goal is to rank on the first page Google, the world&#8217;s largest search engine. If you knew there are 10,000 local monthly searches being done for your service or product, wouldn&#8217;t you agree that it&#8217;s important to be there to grab that traffic because they&#8217;re going to some place, why not you?</p>
<p>Here&#8217;s an easy self-evaluation test: Let&#8217;s say you went on 10 listing appointments last month but didn&#8217;t land a single listing, I&#8217;d say there&#8217;s a good chance you need to work on your presentation skills. The same concept is true with your online presentation, whether it&#8217;s videos, posts, articles, or other.</p>
<p>A Quick Recap:</p>
<p><strong>1. There are two sides to Marketing Online:</strong></p>
<p><em>* The SEO and the marketing side.</em></p>
<p><strong>2. There are two sides to search engine optimization:</strong></p>
<p><em>* On Page and Off Page Optimization.</em></p>
<p><strong>3. The goal is to step in front of the traffic and get found. You do this by focusing on SEO. (especially Google)</strong></p>
<p><strong>4. To get the prospect to &#8220;like&#8221; you enough to opt-in or contact you, you need to master the &#8220;touchy-feelies&#8221; of presentation on the marketing side.</strong></p>

Those who may be in the market for a property will be able to look at the flyer and see if it meets their needs. This means that the flyer should give them all of the information they need to determine if this is something they wish to pursue further. In order to ensure this you want to include specific components in each flyer you make.</p>
<p>Most people like to have a visual of the property before they make any type of decision about pursuing it. This requires the use of photos on your flyer. At minimum you will want to have a nice photo of the outside of the property. If possible you should include some inside shots as well. This lets the person know immediately if this is the right place for them or not. It may even spark a request for an in-person visit.<br />

Along with the photo you want to include all of the basic details of the property in your flyer. The potential buyer should be able to find everything from the number of rooms and bathrooms to the square footage of the entire space. This is a great time to include details such as the foundation and whether there are multiple floors. Each piece of basic information that is included will only help the buyer to make a decision quickly.</p>
<p>There are many features that do not come standard with a piece of property. This can include gardens, pools and even fireplaces. Maybe the home has a special family room or a wet bar included. Anything that is over and above what is expected should be showcased on the flyer. You want to draw attention to those special features. They could be the selling point for you.</p>
<p>For many people the neighborhood will make or break a sale for them. They want to be in specific areas or more importantly, they want to avoid specific areas. Whenever you are trying to market a property through a flyer it is important to include information about the neighborhood. You should tell the potential buyer where it is located, what is nearby and what schools their children would be attending. This could be the difference in someone following through or throwing out the flyer.</p>
<p>Many neighborhoods or complexes have amenities that should be mentioned as well. Is there a community pool? Are there regular activities that one might be interested in? All of this should be included in your flyer. It could easily sway a buyer towards your property.</p>
<p>The key thing that buyers are going to be looking at is the price. Every buyer has a price range that they can afford and it is important for them to know if what you are offering falls into that range or not. If it does you may have found the flyer to be a success in finding a buyer. Always include your price on the flyer so that buyers can easily see if this is the right place for them.</p>
<p>Making real estate flyers can be a tedious process, but it is one that often pays off. Potential buyers will see the information and they will know right away if they want to pursue this property. You may find that when it sells, it was initiated through a flyer.</p>
